How a VA loan payment works

VA loans are guaranteed by the Department of Veterans Affairs for eligible veterans, service members and some surviving spouses. Two big perks show up in this calculator: you can buy with no down payment, and there’s no monthly mortgage insurance. Instead, most borrowers pay a one-time VA funding fee, which can be rolled into the loan.

10% or more down1.25%1.25%
ExampleA $400,000 home with 0% down on first use carries a 2.15% funding fee, about $8,600. Financed, the loan becomes about $408,600. At 6.5% for 30 years, principal and interest is about $2,583 a month, with no mortgage insurance on top.

Who doesn’t pay the funding fee

According to the VA, you’re exempt if you receive VA compensation for a service-connected disability (or are eligible for it but get retirement or active-duty pay instead), if you’re a surviving spouse receiving Dependency and Indemnity Compensation, if you have a proposed or memorandum disability rating before closing, or if you’re an active-duty member with a Purple Heart. Your Certificate of Eligibility shows your status.

Myth buster“VA loans are only for first-time buyers.” No. You can use VA benefits again and again. Later uses just carry a higher funding fee when you put less than 5% down.
Fun factThe VA home loan program dates back to the 1944 GI Bill, which helped millions of World War II veterans buy homes.

FAQ

Do VA loans have mortgage insurance?

No monthly mortgage insurance. Most borrowers pay a one-time funding fee instead, unless they’re exempt.

How much is the VA funding fee in 2026?

For purchase loans: 2.15% on first use with less than 5% down, 1.5% with 5% down, and 1.25% with 10% down. After first use, it’s 3.3% with less than 5% down.

Can I roll the funding fee into the loan?

Yes. Most borrowers finance it, which raises the loan balance and payment slightly.

Is there a VA loan limit?

Borrowers with full entitlement have no VA loan limit, though lenders still check that you can afford the payment. Partial entitlement can limit how much you borrow with no money down.
