What are closing costs?
They are the fees for making your loan and transferring the home: lender origination fees, appraisal, title insurance, recording fees, prepaid interest, and the first deposits into your escrow account for taxes and insurance.
They commonly add up to around 2% to 5% of the loan amount. Your lender must give you a Loan Estimate within three business days of applying, which lists them line by line.
- Compare Loan Estimates from several lenders.
- Ask the seller for a closing cost credit.
- Shop for title insurance and other services you are allowed to choose.
- Check your state’s down payment and closing cost assistance programs.
Quick questions
Can closing costs be rolled into the loan?
On a purchase, usually not directly, but seller credits or lender credits (with a higher rate) can cover them. On a refinance, they can often be added to the loan.
When do I see the final numbers?
You get a Closing Disclosure at least three business days before closing. Compare it with your Loan Estimate.
